Leasing a Storefront? Match Business Insurance to the Lease

Small Business Insurance

A Johnson County small-business checklist for reviewing insurance requirements before signing a storefront lease.

Read the insurance section early

A Bargersville or Greenwood shop owner should ask for the full proposed lease before opening day. Identify required policy types, limits, additional-insured terms, waiver language, proof deadlines, and any obligation to insure improvements or glass. Have a qualified attorney explain the legal obligations and a licensed agent review what insurance may be available.

Separate the landlord’s property from yours

Clarify who owns and insures the building, tenant improvements, fixtures, inventory, signs, and equipment. The landlord’s building policy should not be assumed to cover the tenant’s belongings or income. List the property your business would need to replace, along with values and records. Our stock inventory worksheet can help with one part of that list.

Discuss interruptions and liability

Ask how a covered property loss might affect business income and extra expenses, and what waiting periods or limits apply. Review liability exposures from customer visits, deliveries, and operations at the leased site. Coverage depends on policy wording and the cause of loss; a general business policy does not automatically satisfy every lease clause.

Confirm documents before occupancy

A certificate of insurance is a summary, not a policy amendment. If the lease requires an additional-insured endorsement or specific wording, ask your agent to confirm whether it can be issued and keep the actual documents. Do not promise the landlord a coverage term before the insurer approves it. Keep the signed lease, policies, endorsements, and proof of delivery together.

Review when the business changes

Expansion into another unit, new services, more stock, or altered signage can change both lease duties and insurance needs. Revisit the contract with your advisers before a renewal or move. Browse more Small Business Insurance articles for local owners.
