Small Business Insurance
A Johnson County storefront checklist for ownership, sign and glass replacement costs, leases, and property policy questions.
List what is actually yours
A Bargersville retailer, salon, or office may have an exterior sign, window lettering, display glass, interior partitions, or a landlord-owned storefront. Inventory each item, its location, who owns it, and who must repair it under the lease. Keep photographs, installer details, invoices, and replacement specifications. A lease can assign responsibility even when the damaged item is attached to the building; the contract and insurance policy must be reviewed together.
Compare the property terms with a repair estimate
Ask a licensed agent whether your business property policy lists signs, glass, tenant improvements, or other attached property, and where relevant limits appear. Review covered causes, exclusions, deductible, valuation basis, and any separate sign or glass endorsement. Outdoor signs may have a special limit or require a specific description. A quoted replacement cost may include design, electrical work, permits, or temporary boarding that the policy treats differently. No particular loss is covered merely because the item appears on an inventory.
Plan for the disruption as well as the object
Broken glass can create an immediate safety and security issue. Keep people clear, use a qualified board-up provider when necessary, photograph conditions, and retain invoices. Ask the insurer about notice and evidence before permanent repairs. If the storefront must close, ask whether any business-income or extra-expense coverage could apply to the cause of loss and required waiting period. Lost sales are not automatically insured, and a sign-only loss may have different treatment from broader building damage.
Update the list after changes
Revisit the inventory when you rebrand, install a larger illuminated sign, remodel the entrance, or move locations. Obtain landlord consent and clarify maintenance duties before work begins. Our storefront lease checklist helps organize related contract questions. Find more Small Business Insurance articles and bring the lease, invoices, and policy to an agent for a specific review.
